Most Property SIZES are Huge and "Pencil Cut"

Yes, from 2,000 square meters to an hectare big and more! That means small properties are rare and are valued more than the prevailing prices. Because most lots are “pencil cut,” the road/beach frontage is usually narrow, averaging around 20 to 30 meters in the Long Beach area.

Many properties do not have land title

If you are to buy an untitled lot, make sure the property is classified as A&D (released) so it can be converted into titled land. Deal with a licensed broker; they will not sell properties that are not released since it is against the law. They can also process the titling of your lot for a small fee.

A lot of fly-by-night agents/brokers

The only way to verify if you are dealing with a legitimate real estate agent or broker is to verify their ID online. Please request a PRC-issued ID card and visit online.prc.gov.ph/verification to verify. DTI Certificate or business permit is not proof of being a licensed real estate broker.

Conflict of Interest

Public officials, government officers, and employees, especially those whose functions have something to do with land or property, are not allowed by law to engage in real estate brokerage to avoid conflict of interest. There is a good possibility that documents may have been “rushed” due to position or influence. It is good to prefer dealing with the right private real estate practitioner.

COMMON FEES AND EXPENSE

Who shoulders the fees and expenses depends on the term of the sale. Local sellers in San Vicente are used to the “NET” terms, which mean that the selling price is NET of the taxes, fees, and expenses necessary for the title to be transferred to the buyer: 6% capital gains tax, 1.5% documentary stamp tax, 1% notarial fee, and transfer tax amounting to less than 1%.

San Vicente Airport has sparked economic growth in San Vicente, which is home to emerging hotels, guesthouses, shopping centers, number centers, and power generators. VISION

The San Vicente Flagship Tourism Enterprise Zone will be developed on an area of land measuring 883 hectares along the city’s expansive beach. The longest stretch of coastline in the Philippines, at 14.7 kilometers, is a veritable paradise. The future growth of Long Beach will occur in three distinct zones.

All of San Vicente is expected to benefit from the Flagship Tourism Enterprise Zone in the growth’s flagship San Vicente district. The development of the flagship TEZ will be guided by twelve green sustainable development principles. A to Z: Buildings, Cities, Energy, Interiors, Furnishings, Industries, Infrastructure, Environment, Economic Development, Employment, Travel. With this in place, we can guarantee long-term economic growth, as well as eco-friendly urbanism, agritourism, and the strengthening of local communities.

The goal of the Flagship Tourism Enterprise Zone is to become a bustling tourism hub that draws attention to San Vicente’s natural and cultural attractions. There will be four distinct expansion nodes within the development, each with its own focus.

The first sub-cluster will focus on ecotourism opportunities in the sun and beach. In this area, construction developments will cater to affluent consumers. For the purposes of this cluster, we will focus on “beach activities” as those that encourage rest and relaxation, “retirement tourism,” and “cruise and nautical tourism.”

Cluster 2 will serve as the hub for middle-income consumers to enjoy a wide variety of water-based recreational activities and entertainment options. The area is rich with possibilities for investing in exciting restaurants and stores.

The natives of San Vicente live in Cluster 3. This area will be developed for both traditional beach tourism and “Agri-tourism,” or agricultural tourism.

Cluster 4 will be developed for the affluent sector. Luxury hotels and spas will flock to this region.

Cluster one’s 14-kilometer Long Beach is the TEZ’s top development priority.

Cluster 1 will soon have a boat dock, as well as beach resorts, mountain resorts, second homes and retirement villas, agri-tourism areas, business hotels, community centers, parks, and recreation areas, mixed-use commercial establishments, and a marina. The needed demand from tourist arrivals in cluster one necessitates more than 160 000 rooms. San Vicente needs basic infrastructure support in addition to being a model Flagship TEZ. Airports, roads, dams, power plants, telecommunications, water distribution systems, sewage treatment plants, docking facilities for mobile homes, hotels, and other types of accommodations all fall under this category. Developments are required to be set back from the beach by 50 meters. Just temporary structures can be built in the 30-50 meter developable zone. The height of buildings is restricted to between 6 and 20 meters, and the ratio of buildings to open space is to be kept at exactly 50:50. Road systems, coastal roads, and water transportation facilities are needed to support these developments by giving people a variety of ways to enter the TEZ. As with Puerto Princesa, the San Vicente Airport will open as a gateway to El Nido, but it will be much closer to the destination. Every 400 meters, esplanades, and boardwalks would lead to the beach. The town of San Vicente stands to benefit greatly from any funds allocated to its TEZ. The government will provide funding for essential public works and may use incentives to entice private sector participation.
